Need very "client-friendly" studio in lower Manhat

I need to block out an afternoon to record a few voice-overs, preferably in lower Manhattan. Must be client friendly as in: 1) large control room with comfortable seating for at least three plus engineer; 2) clean and professional looking.

Although I will be recording VO's, I do NOT want a tiny, dead closet behind glass. The talent will be actors, writers, etc., not typical VO pro's, so they will need to possibly be seated and comfortable as well.

Other than that, I will need something that I can record mono, 24bit audio to as it will eventually end up in ProTools. Oh yeah, and some decent pre's. Mic's would be nice, but I can always bring an 87 if I have to.
