need rehearsal/recording space in Brooklyn

We are a collective of bands/projects currently paying WAY too much money for a tiny (134 sq feet !) rehearsal space in williamsburg. We want something better and dare I say it, we deserve something better. A tall order, to have a space to make a racket in NYC, but we are somewhat flexible with regard to location (doesn't have to be brooklyn but staten island and the bronx are probably out) and can also do some construction if necessary. It also merits mention that we're an extremely responsible and mentally stable group of people.
