Trying to find a new location for my studio in Austin, Texas

This might be a long shot...but here goes:

I have owned and operated Republic Studios here in Austin, Texas for a little more than 2 years at the same location. However, rent is just too damn expensive and I need to move to a new building. I am looking to pay $500-$700 a month for something about 800-1200 sq. ft. Location is not too important, although the more central the better...East Side and South Austin are VERY ok as well. Free standing buildings are the best, but will consider otherwise.

So anyone that might know of a place...please let me know.
