My new place (not counting a little '2nd floor iso/lounge' space) is about 1200 sq ft. Including C/R, hallway/bathroom area, machine room, main room, drum room and iso booth...
Kinda a 'medium size' place, I'm told.

500 sq feet is gonna be tight. Sure, you could do a little control room, but the acoustic issues with small rooms are many. Ugly room modes, bass issues... you'll need to plan your build very carefully, and probably still treat the heck out of the room (count on bass trapping in the structural plans and you'll at least be ahead of the game...) Also, if you can do small square footage, but get the highest ceilings possible, you can make up a little acoustic difference that way...
With only 500 sq feet I'd forego the lounge for better acoustics all around with the gain in square and cubic footage.
Lessee. say 320 sq ft is playing room, 150 is control room. That would give you, for example, a playing room of 16x20, which is pretty good, really, and a control room of 12x15, which, especially if the ceilings are high (10 feet would be good, higher would be better) would be not too bad.
But that doesn't give you a lounge. Take the playing room down to 280 and the control room to 150 and you have 70 left over for a lounge. Then (for example), you're at around 14.5x17 for playing space, 10x15 for control room, and a 7x 10 lounge, which is big enough for a couch, tv, microwave, playstation (GTA San Andreas will keep everyone out of your hair, I promise!), etc.
Don't forget storage, though...

My tech guy [who's going to help in the design] says that a well treated live room is my most important goal. And that I can live with a properly designed smaller control room. When I see him this week I''ll see if i can get some minimum specifications.
It's going to be like recording on a ship maybe.
it does have 13.5 ceiling heights i'm told.

I kinda agree that a well -treated live room is important - get it at the source, you know, and all that... but yes, design that control room well or you'll have trouble hearing whether it's sounding good or not in the live room.

you know thats really the best thing..establishing an entity out of love that serves and props up your musical community..its not surprising people see the value in that..
I would have been amazed if you said you were buying a building because the current RE market in this area is out of control..'specially in the city..my friend who runs a business down on Ludlow is paying close to 10 G's a month in rent! Can you believe that?

you might want to check out a headphone overdub system that uses cat5 cable to distribute..cheaper and easier I think than running audio cable..
its such a big undertaking..I wish you lots of luck..

functional.
I have 95% of all the equipment I need for recording including amps and keys and gtrs and drums etc..
Gonna concentrate on doing a great live room..it's been a goal of mine for a while..tired of the restrictions of home studio
Don't want to create a money pit so I'm gonna be kinda conservative..but no so much that I feel i need a bigger space after a short time...
It's going to double as rehearsal for the bands I play in...so that'll help things
