It's needn't match exactly, but the wart should meet or exceed the mA demands of the fan. For instance, if the fan says 100 mA, a 150 mA, even 500 mA capable wart will be fine. It doesn't make much sense to get one what's way over spec, though. You'll be paying more for capacity that you don't need....

can I safely wire a simple resistor in-line with one or both of it's power leads to bring down the 120 volts AC that comes out of a standard wall outlet to a useable 12 volts? i am checking the voltage from + and - of the output of the power supply. it comes up 24.3vdc. OK. So what do you get if you measure between the ground connection and the + output? If that link you sent earlier is correct, the power supply you have has two outputs, labeled + and -, and no output marked ground. You'll need all 3 to get those modules going.
