the skylights will be your biggest sound leak.

make a big decision: double pane them with nice glass, or block them up.

there's no other way. i'm in the same boat. i'm choosing to block.

Yep, I'm gonna double pane. That is, if the landlord ever replies to my follow-up email...

My guess (I don't really know) is that if you wanted leak any where in the middle of the building pointing up would probably be the least problematic. But then again, double panes will help the 'talent' from freezing this winter.

(edit- sorry dyno, i just saw that it was addressed above.)

the exposed brick would look very cool. but i'm thinking insulate the brick with the windows- for the sake of the cold toronto winters.

brick would not do much in terms of protection. i'm not sure if you are paying heat/hydro but even if not, that kind of cold wouldn't be great for your instruments- hot spots in the room, colder on one side- just the inconsistency.

Sorry, no advice with the construction - just wanted to say keep us updated with photos and what not. These threads are great.

And to repeat the last post, what area is this in? (East end or West end?)

I'd be interested to know what kind of deal you worked out with your landlord since you'll be dropping thousands into this place.

I've decided not to get it for heating reasons. :( Was not easy to pass this one up. I think it might be still available if any Toronto people interested. Its around St. Clair West... pm me for info you want.

Wow. When I daydream about finding raw space, it looks pretty much exactly like that in my head. Don't think I'll have much luck finding anything like that here, though.

totally! and rent for something like that would be much here in seattle. But that just looks IDEAL!
