Looking for cheap tracking studio/room in Philly area

Looking for a good, inexpensive room to track drums and loud guitars in the Philadelphia/South Jersey area. Myself and another engineer are looking for a space to break out of our respective home studios (we are annoying the wives). We could start our own space, but if there was an already existing space for tracking at inexpensive rates, you might be the answer. Hit me up!
