Recording Studio/Rehearsal Space for sale Central London

Recording Studio/Rehearsal Space in Chelsea central London (outside congestion zone) just off Kings Road. Total Internal space (two rooms – live and control) approximately 50 square metres (500 sq feet). Would ideally suit a band/musician recording their own material.
Apologies for the amount of gear in the picture but it gives an idea of the size which is not as apparent with a picture of an empty room. There were three of us using the space just before the pictures were taken with two drum kits, three Amps, Three Guitars (+ cases), an AC unit, Dehumidifier unit, Air Scrubber plus stands, cables, sticks, effects etc.
This private and discreet recording space was built six years ago. It includes a large Esmono Isolation booth (4mx4mx2.85m – this is taller and bigger than stock) constructed inside another 5mx6m (internal) sound-proofed, bespoke room. This room combination, and the treatment of the air gap between the two, is good for suppressing 120dB. The interior can be 'dry', or kitted out as we have done, for more a natural reverb. It is good for isolating a full band at rehearsal without any bother or disturbance, although it has generally been used for recording, mixing and overdubs, especially drums, percussion, guitar and bass. There is a separate guitar cabinet booth (1mx1mx3m) and a XLR & ¼ jack snake from the live room to the desk. Live room carpeted with heavy wear tiles. If we were staying, we would redecorate but as we are not, we'll leave that to the new owner.
Allen & Heath ZED R16 firewire desk in very good condition (almost mint and without any issues) included, together with many and varied Neutrik cables, snakes, adapters etc. and Mic stands. Gobo corner cabinets and quantities of quality sound deadening/shaping material included.
The room has automated air conditioning with ventilation. It has a monitored, silent intruder alarm to mobile phone (will need your SIM card), fire prevention systems and mobile phone signal booster. There is 24/7 monitored CCTV, parking (by separate negotiation) and 24/7 access. It is a very stealthy and secure space, designed to go unnoticed. There is ample storage with shelving and secure metal cabinets for mics, desk etc.
If you have tried making noise, or tried escaping noise in central London, you will know how tricky this can be. You can record or rehearse anything here, at any time without disturbance or issue.
Current rent is a very affordable £5000 (including VAT) pa. I will assist in renegotiating a transfer lease with the helpful and professional landlord (which is not me).
Costs of initial construction and equipment were significant, but this turnkey outfit is available from 25th February 2019 OIRO £16500.
